Uploading your property is very simple, just go to www.piedaterre.world

To be able to register a property it is necessary to log in or create a new account, once you have done this go to "My account"> "Upload property"

You will see the form that you must fill out in order to register your property and start receiving travelers.

You decide the rate per night that you want to put on your property, we recommend you do a search for properties similar to yours and make a comparison to see how you differ and set a price accordingly.

You can edit that nightly rate again at any time, so don't worry.

Reservation management

Hosts have up to 24 hours to accept or decline a reservation. After that time, if you did not answer the request, the reservation will appear as “expired”.

We always recommend that you enter your "calendar" to check the availability you have at your property before accepting or rejecting a reservation.

To view the calendar of any of your properties go directly to "My account"> "Profile" inside a "Submenu" will open on the left side> go to "My Properties", you will find a list of the properties you have registered, in the "Actions" column click on the "calendar icon ", Inside you can see all your" reservations "programmed.

Unlist your property

To be able to unlist a property, go directly to "My account"> "Profile", a "Submenu" will open on the left side> go to "My Properties", you will find a list of the properties that you have registered, in the column "Publish" click on the button, then an alert will appear where you must click on "unsubscribe" to confirm the deactivation of your property.

By unlisting a property, you will no longer be able to accept reservations.

Sync your calendar

You can synchronize the calendars of other platforms in Pied á Terre so as not to lose any reservation and avoid reservation overlaps. The blocked dates will appear automatically when importing a calendar. The Government of the United Mexican States, hereinafter “Mexico” has issued an explicit regulation applicable to the provision of services on electronic platforms for the reservation and provision of lodging services according to the following:

In June 2020, a new regulation came into force that requires all electronic platforms to withhold and record VAT and ISR.

Income Tax (ISR) - According to the Tax Miscellany published on May 12, 2020, section 12.2.6 subsection II, the authority disclosed the withholding rate for the provision of lodging services that are offered through of internet through electronic platforms, it ranges from 2% to 10% calculated on the amount of daily income. This reform came into effect on June 1, 2020. If you are a legal person, the withholding is not applicable.

The Value Added Tax VAT- According to the Decree of Law published on December 6, 2019 that entered into force on January 1, 2020, Section II, Article 18J, in all cases it will be added expressly and separately, VAT on reservations. 50% will be retained when the tax details of the owner and / or beneficiary of the bank account to which we will make the deposit are available and 100% when the RFC of the owner and / or beneficiary of the bank account is not available. which we will make the transfer. According to the current Law in Mexico we require to have and inform the tax authority the following information about the owner of the rented property:

  1. Full name or company name of the distributor of the service (owner)
  2. Key in the federal taxpayer registry (owner)

  5. Financial institution and standardized interbank key in which payment deposits are received (owner)
  6. Amount of the operations carried out with their intermediation during the period in question, for each transferor of goods, service provider or grantor of the temporary use or enjoyment of goods.
  7. Property address (rented property)

Lodging Tax (ISH) - This tax varies depending on each State in the Mexican Republic and is applicable to properties that are in said jurisdiction and offer a lodging service where there is a consideration (payment). It is calculated only at the lodging rate for the number of nights reserved. It is the obligation of the electronic platforms to add it, retain it and report it to the States. In this case, the retention is equivalent to 100%. This is indistinct if you are a natural or legal person.

Service charges

In order for our Pied à Terre platform to function properly, it meets your needs and expectations, we have an efficient work team, we cover the cost of the products and services we offer, such as our personalized attention, we charge a service commission which it is charged when making a reservation.

We charge hosts a 3% service fee *

* The amount is calculated according to the total amount of the reservation including additional services and taxes applicable to each country and region.

Your income from rent and additional services will be deposited in your bank account, we will automatically subtract:
